Nice Room buy properties for investors and refurbish, convert and decorate them with their own builders to a remarkably high standard. The properties are then fully furnished with high quality goods, including LCD TV’s, DVD player’s right down to pots and pans and cork-screws. The houses are then let by the room. Each house has a mixture of en suite and non-en suite bedrooms, as well as communal bathrooms, kitchens and decent communal dining and living areas.
‘The idea is that everything you’d need is provided. All you need is to bring your clothes.’ Monty adds.
Nice Room have an excellent understanding of their demographic. ‘Our service appeals largely to young professionals, often those moving to London for the first time. We find our tenants usually get on really well as they’re all at a similar stage of their lives. With policies such as having all bills included in the rent and providing short term lets (3 month minimum, with 1 month rolling contracts after) as well as 24 hr maintenance, they make leasing in London pleasingly hassle free.
The service doesn’t stop there. Aware that many of their tenants are at a similar stage, Nice Room are keen to get them socialising beyond their own house. As such, they throw parties for tenants as well as more general interest social events (wine-tasting's, pub-crawls, paint-balling etc.) Richard Kirtley was a club promoter and bar manager before taking his position as Customer Relationship Manager: ‘We have a great relationship with a lot of our tenants.
The events we organise allow us to get to know them on a social basis. A lot of the time they tell me the sort of things they’re interested in and I try and make it happen. It’s an unusual concept, and not for everyone, but it’s always a good night out. Loads of friendships have sprung up from it, and it’s satisfying to see different houses organising their own social events now too.’
‘We have tried to find ways of making that easier. We have a well used Facebook group, Ad page facebook.com , and the Don’t Stay In group will also help interaction. We aim to launch our own Tenant forum within our website in time for the summer parties.’
